Neighbors in the village of Bratenahl are challenging the couple’s landscaping and fencing plans, citing concerns over century-old sewer infrastructure, local wildlife, and the aesthetic impact on their quiet community.

The dispute centers on a 21,000-square-foot mansion purchased in March via an LLC linked to Kelce. While the property, built in 1895, offers the high-profile couple significant space, its transformation into a secure retreat has alienated long-term residents. Katherine Bolton, a neighbor of 35 years, led the opposition during recent Architectural Review Board hearings, arguing that the proposed planting of 50 evergreen trees poses a catastrophic risk to a shared, 100-year-old clay sewer line. Bolton claims the root intrusion could trigger structural failure, a concern she reinforced with AI-generated research. Property manager Patrick Hyland countered these claims, noting that the estate has already invested $7,500 in pipe repairs and cleaning to demonstrate goodwill.

Beyond infrastructure, the aesthetics and safety of the perimeter have sparked further debate. Residents criticized the removal of established vegetation and questioned whether a six-foot fence would actually deter intruders or simply endanger local deer. Representatives for the estate, led by Jacob Kutz, maintain that the property was overgrown and neglected prior to their arrival. They have already made concessions, including moving the fence line and adding gates to preserve neighbor access. While the board has approved the six-foot fence and front-yard landscaping, the plans for shoreline saplings remain in limbo. The applicants must now return with a revised proposal, as the board ruled the trees would grow too tall to maintain the village’s character.
