NorthstarMLS and REcore Solutions have launched Project NexusRE, a patent-pending infrastructure designed to track and govern how real estate listing data is ingested by artificial intelligence systems. The initiative aims to provide brokers and MLS providers with oversight of data monetization and usage as AI reshapes property search.
As AI tools increasingly scrape real estate data across the web, industry players find themselves lacking visibility into how that information is interpreted or monetized. Project NexusRE operates as an intermediary layer between existing MLS databases and external platforms, establishing a standardized framework for permissions, usage monitoring, and accountability. Unlike models that seek to centralize or disrupt local MLS structures, this system is intended to reinforce the existing cooperative model by applying consistent governance regardless of how data is accessed."The use and misuse by machine-based learning platforms is something MLSs have no exposure to," said Art Carter, CEO of REcore. The project is designed to enforce policies across various channels, integrating compliance screening and usage metering into its foundation. By modernizing infrastructure built for a pre-AI era, the developers hope to protect the value of listing data and support contribution-based credits for brokers who provide the information. Initial testing for the project is slated to begin in summer 2026, with NorthstarMLS and REcore currently seeking industry partners to refine governance models and deployment strategies.
