The facility is positioned to support the region’s growing biomanufacturing and advanced technology sectors alongside traditional distribution tenants. Foundry Commercial, which is managing the leasing, noted that the site offers immediate connectivity to the I-40, I-540, and I-85 corridors.
The development will proceed in two distinct stages. Phase I, expected to reach completion by the final quarter of 2027, adds 521,548 square feet across two buildings featuring 36-foot clear heights and 126 total trailer stalls. Phase II will follow with two additional structures totaling 287,593 square feet and 32-foot clear heights. Jeff Stephens, a partner at Foundry Commercial, cited the area’s historic low vacancy rates as a primary driver for the project, emphasizing that the center provides the scalability required by modern industrial occupiers.
