Buyers are signaling a willingness to abandon conventional expectations, with 75% of respondents open to relocating to find affordable options and 40% ready to accept properties 25% smaller than the current single-family average.
Jennifer Castenson, Vice President of COGNITION Smart Data, notes that the industry has long fixated on the purchase price while ignoring the ongoing financial burden of living in a home. The data suggests that buyers now view energy efficiency, optimized layouts, and smaller footprints as essential tools for managing monthly expenses. This shift toward a total-cost-of-ownership model offers a clear path for builders to adjust their strategies, focusing on durability and right-sized design to meet the demands of a market constrained by pricing.
